Does Coating Your House Canopy Offer Benefits?

Any housetop is considered an important part of one’s home, be it a residential property or a commercial property. When it comes to maintaining this important section of a building the latest trend in the market seems to be to colourwash it or coat it. There seems to be contradictory statements within the market, where some claim that the benefits discussed are purely a marketing gimmick with no scientific proof to back it while some argue that it does offer some benefits to customers.

Some of the steel structures that are on offer, while they provide a solid solution don’t really address the aesthetic needs of a property. Therefore in such situations colour washing is seen as a good option. A colour washed canopy is also known to prevent the growth of algae and other harmful organic matter. They are also known to reduce the growth of plants from taking hold of nooks and crannies on the surface of the roof top. These organic growths left unchecked can cause serious damage to properties by creating blockages and leaks resulting in expensive renovations.

Another supporting factor is that a well maintained and colour washed roofing system dramatically increases the value of a property. Some manufactures of coating and paint argue that the white concept can significantly reduce the absorption of the sun’s rays reducing the overall energy consumption in a building. Some even argue that a white system can reflect over 70% of the sun’s rays keeping the property relatively cooler. Some energy experts also claim that reduced energy consumption is a positive aspect for the environment. However some industry experts such as architects, engineers and building contractors alike argue that there is no sufficient scientific evidence to support this claim. They are especially concerned about the white canopy being applied in colder climates, as they are more likely to collect condensation which in turn creates resistance to wind and other natural elements that prevent mold from developing.

Another problem is water collecting on the underside of the canopy similar to condensation that forms on a glass due to temperature differences. These can be potentially harmful for the structure of the canopy. A cooler surface is also likely to collect stagnant water creating sagging and warping problems which will require constant renovation and cleaning. Therefore it seems while the option does have its benefits, it is important that the customer do his or her due diligence before opting for a colour washed surface.
